This 110,000 sq ft HQ Building won a NAIOP Building Award and has been awarded LEED-GOLD. Sugar Associates was pleased to provide programming, space planning, interior architecture, furniture and finish specifications for this green building. We specified sunflower-seed board for cabinets, cork flooring, bamboo wall panels and toilet partitions of recycled seat belts and milk cartons. Green layout pushed all hard-walled offices to the core of the building with glazed front walls, leaving employees in workstations to enjoy the natural light and beauty of the building's wooded surroundings.
Many of National Cancer Institute's diversified staff of medical professionals hail from Asia. Their long days are spent doing research in clean labs, performing tasks that require serious concentration. Their only relief is getting a break for lunch. With their facility located on the grounds of U.S. Army's Fort Dietrick, it is difficult for most employees to leave the base and return in their allotted lunch time. We reworked the servery and eatery by creating Discovery Caf� within the specified budget. We used the colorful spices of the world to enhance the Asian ethnicity and brought in graphics of these spices to liven up what once looked like a college dining hall. Our clients now enjoy midday breaks and conduct business meetings in the three conference rooms within the eatery.
Sugar Associates was engaged to update, upgrade and repair the public spaces and esteemed courtrooms in the highest courts of Maryland. Using budgets carefully to accommodate abatement of mold, repair of antique furnishings, installation of new public finishes, standard and custom furnishings, new identifying and wayfinding signage, this 1970's building has taken on a new low-maintenance upscale image. Phasing of the work was done carefully around Appeals Court schedules.

Rummel, Klepper and Kahl, civil engineers, construction managers and scientists set out to rework their national image. With a new logo, they were ready to create a new office experience as well for their 850 employees. Beginning with their 1920 former paper warehouse headquarters building, Sugar Associates has been able to increase their capacity by 20% while increasing the sizes and arrangements of their workspaces. New traffic patterns, collective workspaces, sustainable design, shadowless efficient lighting and an impressive new entry and reception greet all visitors with the 21st century image of RK&K.
As a part of RK&K's workplace image update, Sugar Associates was able to fit 7 more people and two more conference rooms into 7,000 fewer square feet in a newly renovated building in the Riverfront Area of Richmond. We were careful to reuse some existing furnishings, practice sustainable design and follow the guidelines laid out for the update of this 1909 former tobacco packing building. Wood flooring in the reception is reclaimed maple plank flooring, and the stand-up counter in the kitchen is a natural walnut slab from a local black walnut tree.
Sugar Associates assisted Williams-Scotsman with the interior architecture, furniture and finish specifications for their Mid-Atlantic Regional Maintenance Building, constructed exclusively of modules. The building won the National Modular Building Association's 2004 Award for New Buildings and Innovative Use of Materials.

Award of VISICU's patent to facilitate medical professionals' remote consultation into ICU's attracted the attention of Philips Healthcare, which purchased the company. Sugar Associates was engaged to assist with the office's redesign, expansion and proper fit into Philips' model. With tight corporate budget, we were able to introduce a video demonstration room, practice patient room, I.T. testing room, major copy/assembly center for process documentation for hospital clients, new kitchen/staff meeting/training rooms with views of the Baltimore Inner Harbor and everyone's favorite � a counter overlooking the harbor for laptop/tablet use. Team areas facilitate impromptu meetings while the installation of a shower room allowes employees to bicycle to work and present themselves freshly. Personnel vary in age and expertise and appreciate the variety of workspaces that allow them to collaborate on projects for the good of the company and its worthy clients.

The space, which was extremely narrow, was the official entrance to this major healthcare organization's corporate offices. Image, acoustics, auditory and visual privacy were of major concern. Previously, visitors walked up to the receptionist and perused confidential documents, traveled through the side corridors and visited officers of the company unannounced. All these problems were solved to the great satisfaction of the client. In addition, Helix was able to support its corporate identity - emphasizing care for the individual and attention to detail - in the small reception area. Design inception to end of construction was completed in six weeks.

This challenging expansion/renovation reworked traffic flow to improve the experience that cancer patients undergo during treatment. We were able to meet HIPAA and separate the waiting room from registration activities with an illuminated glass wall for a more patient-friendly experience. We followed Johns Hopkins infection control (ICRA) guidelines including negative air pressure during construction and isolation of pharmacy activities. There was no "down time" throughout construction. The project was a team effort of Johns Hopkins Administration, Medical Oncology personnel, design team, landlord, other tenants, construction team and most importantly, patients, who need to receive chemotherapy infusions on schedule notwithstanding construction interruptions.
This high volume gastroenterology suite in the suburbs provides private services for their patients, many of whom have difficulty getting to Johns Hopkins Hospital downtown for ongoing treatment. Sugar Associates designed this facility to assist in this effort, while affording the patients all the privacy they require - upon registration, check-out, time-consuming procedures and financial discussions. Sugar Associates has performed two additional renovations/expansions to this suite.
Sugar Associates was engaged to update this facility to accord with HIPAA and Joint Commission guidelines, update way-finding, waiting room, patient care facilities, furniture and finishes. The greatest challenge was construction phasing since there was no "down time" during renovation. With one holiday weekend contributing to the success of moving the PACU nurses' station, all services: mechanical, electrical, sprinkler, med gases, nurse-call, security system, computer and phone systems, ceiling and lighting were installed, inspected, commissioned, cleaned and ready for the following day's surgical procedures - in four days. Our efforts improved morale, facilitated privacy for patients and gave surgeons and nurses separate areas to work. We implemented specialty materials and devices to keep the nurses' stations clear and provide ample work space.
This dental office wanted a new look and feel when moving to a new building. The staff and professionals are known for their concern and personal attention to patients' needs. We were able to reuse all of their existing dental equipment and casework and give the office a new atmosphere � with updated flooring, popped-up ceiling, concealed lighting and a new color palette. The office is easy to maintain with all back-of-the-house functions concealed.
College Manor is a unique assisted living facility in a stately building in Historic Lutherville. Family-owned and operated, the building dates to 1911. The contractor upgraded the building systems, addressed code issues, clad the exterior and, together with Sugar Associates, helped the owners meet the challenges of caring for senior residents, some of whom suffer from Alzheimer's Disease. Sugar Associates converted the facility from its institutional character to a fresh lively home where dedicated staff care for seniors, and residents and their families enjoy visits in loiunges and specialty rooms. Sugar Associates accomplished this transformation by replacing and improving the ambient lighting, introducing archways, new ceilings and ADA sconces to add a residential feeling. We applied vivid color to walls and furniture and specified tactile strips one side of a hallway to assist Alzheimer's residents with their directions. By specifying maintenance-free materials and confronting the realities of incontinence, Sugar Associates improved air quality and facilities maintenance issues, while keeping College Manor looking and feeling like home.
This new venture was established by a retired radiologist and his CPA partner, who asked us to design three sites on a relatively modest budget. We worked with the MRI and CT suppliers, the physicist, telephone and computer specialists to ensure that all systems were balanced, met current building code and still presented a patient friendly environment. The offices have been busy since opening.

Developed in the rolling hills of Carroll County, Maryland, the center was booked with reservations two years in advance of its opening. The facility consists of a conference center with multi-purpose rooms, classrooms, chapel, meeting rooms, dining facilities, full commercial kosher kitchen, adult lodgings, teen and counselor lodgings and outdoor gathering areas. Religious design elements in construction and signage augment visitors' religious experiences, while the casualness of the country setting enhances the warmth of congregational and family visits. Design, furnishings and finishes were specified to keep maintenance to a minimum, making operating the facility easier for the administration and more relaxing for the visitors.

Sugar Associates was engaged to assist the second generation owners with updating the restaurant. We have helped to increase capacity, redesign the owners' office, simplify traffic flow, introduce raw bar and rework the antique bar area. Oak columns now carry beer-tap hoses through the ceiling to the beer tanks in the kitchen invisibly. Rolling planters add to the ambience of the open restaurant and can "wall off" private party rooms effectively.
This retired 1916 firehouse in Silver Spring is on the Register of Historic Places. We were engaged to convert it to a working restaurant and brew pub. We assembled a professional team to do the project and reworked the fire fighters' locker rooms and showers into the mezzanine party room with second bar, toilet rooms and fire stair. The owner used the front of a fire engine and helped us create a hostess station, and we converted the drying tower into the pizza oven and chimney. The two-story engine room is now open for dining and live music, with retractable glass doors at the front of the station with casual outdoor seating.
Sugar Associates designed this full-service delicatessen and eat-in restaurant. With limited budget and a small space but great potential, we helped our clients translate their boutique kosher prepared-food service into 'the place to go,' sometimes with lines of waiting customers out the door.
This LEED-SILVER building won an award from the National Public Libraries Association. Layout of the library allowed a smaller number of employees to maintain visual control of visitor traffic around the library. Creative designs for the children's and young adults' areas highlighted aspects of the area's history and geography. And community meetings and related activities are able to be conducted within the large meeting room, serviced by accessible bathrooms and support kitchen while the remainder of the library is locked. The library services the community at large, affords students a place to do homework on computers and allows elderly a pleasant quiet place to read and relax.

We worked with the architects and W&L facilities personnel to add the necessary requirements to the interior spaces, while keeping the sanctuary room multi-purpose and non-religious in appearance. When the Ark is closed and the reading table is rolled aside, the room houses a myriad of functions.

Massih and sister Nazy Nabaiee, both with black belts in Martial Arts, conduct Martial Arts classes that stress compassion with discipline, respect for the individual and encourage children's pride in their own accomplishments.
